Evoke does not own the villas in its portfolio. We work directly with property owners, professional managers and trusted international partners. Each property is evaluated based on its quality, service, location and suitability for our clients.

You can also use our website or app to browse our villas yourself. Each listing contains detailed information, including high-res photos, a description, an amenities list, information on the location, rates, and more. You can then use the contact form on the listing itself to request your dates and get a free, no-obligation quote.

Yes. When you reserve a villa, the residence is exclusively for your group. Bedrooms that are not included in the reservation may be closed, but they will never be rented to other guests during your stay.

Villa rates generally apply to the entire property rather than per person. Some residences offer different rates depending on the number of bedrooms used, season, length of stay or number of guests. Taxes, security deposits and additional services may not be included unless specified in your quotation.

Villa rates and availability can change without notice, particularly during holidays and high-demand periods. Before presenting a final quotation, Evoke confirms the dates, rate, inclusions and conditions directly with the owner or property manager.

Most villas require a minimum stay of three to four nights. During Christmas, New Year, Easter and other high-demand periods, minimum stays of five to seven nights may apply. Requirements vary by villa, destination and season.

A reservation is confirmed once the rental agreement has been signed and the required deposit has been received. A deposit of approximately 50% is commonly required, with the remaining balance due before arrival. Payment schedules and conditions vary by property and will be clearly stated in your quotation and agreement.

Cancellation and refund policies are established by each villa and may vary depending on the destination, season and booking dates. Holiday reservations and certain promotional rates may be non-refundable. Your Villa Specialist will provide the applicable policy before payment, and we recommend purchasing comprehensive travel insurance.

Some villas require a refundable security deposit or damage waiver. The amount, payment method, release period and applicable conditions vary by property and will be disclosed before the reservation is confirmed.

Inclusions vary by property. Many villas provide housekeeping, Wi-Fi and on-site guest support, while others may include a private chef, cook, butler or additional staff. Groceries, food and beverages, gratuities, transportation and external services are usually charged separately unless expressly included in the quotation.

Some villas permit weddings, celebrations, corporate retreats and private events with prior authorization. Event fees, minimum stays, guest limits, security deposits and vendor requirements may apply. Please share the type of event, expected attendance and accommodation requirements so our team can recommend suitable properties.

Children are welcome at most villas, although certain properties may have age restrictions or features that require additional supervision. Pet policies vary and must be confirmed before booking. Please let your Villa Specialist know about any children or pets traveling with you.
