Conveniently isolated but still a bike ride away from vibrant streets and idyllic beaches, this 8-bedroom luxury villa in Tulum has everything you need to spend a perfect holiday in one of Mexico’s most iconic destinations.
Wake up slowly to the sounds of tropical birds and the soft whisper of nature. With a personal chef available upon request, breakfast is served every morning right beside the spectacular 18-meter swimming pool. So take your time while you decide whether to spend your day sunbathing, enjoying a relaxing massage, or sipping margaritas on the deck. Later on, watch the sunset from the lounge that overlooks the jungle and then gather around the garden’s fire pit for a pleasant evening with friends and family.
Each of the residence’s 8 suites is uniquely designed, offering complete independence with private access, equipped with private bathrooms, private pools, terraces, or outdoor showers, AC and tasteful furnishings to accommodate up to 18 guests. And while the ground-level rooms boast their own private pools and gardens, staying upstairs means more time to spend relaxing on the terrace or stargazing through your bath’s wonderful skylight.
Let curiosity guide you. Tulum is full of things to do and places to explore. You can visit the only Maya city built by the ocean, or go snorkeling in a marvelous Caribbean coral reef. Maybe you’re feeling adventurous and want to try scuba diving in a cenote, or you’d rather go out for a bit of fine dining in the buzzing city center. OUR COMMITMENT TO SUSTAINABILITY: We are committed to preserving Tulum’s natural beauty through eco-friendly practices. Our villa reduces waste by eliminating single-use plastics, while amenities are locally sourced and organic, presented in refillable bottles. A tap with osmosis-filtered water is also available in the kitchen for your convenience.

- A mandatory security deposit of $2,000 USD is required for all reservations

- Checkout 10 AM
- Quiet hours from 11pm to 8am
- A food deposit based on your group size and menu selection is required before check-in
- Maximum occupancy is 18, no outside guests on property grounds. No loud music, no outside sound system, no DJs (except authorized events)
- Small private events such as dinners are allowed with respect for the space and the house rules.
- Tulum is a remote location where a shortage of electricity and water can occur, 16Tulum is equipped with a generator to power basic amenities, 16Tulum or the owner will not be held responsible for any outage
- No pets
- No smoking
- Chateau Sixteen is not responsible for any accidents, loss, theft, or damage of any valuable belongings. We ask adults to watch their children at all times while using the pool.
- We ask that our guests check all windows and doors are locked when they leave the room for both security and extreme weather
- Please turn A/C off when not needed
***EVENT VENUE AND PARTIES
If you wish to use the property as an event venue, a separate rental agreement is required, and additional event fees will apply. An event is defined as any gathering that includes additional guests exceeding the villa’s sleeping capacity, extra guests not registered at check-in, and/or involves loud music or a DJ.
